 HOA meeting
As I am clueless on the letter about the HOA meeting I got, who do I vote for?

Its strictly up to you. I don't want to tell someone to vote for another person,, I would like it to be known however that I am again running for a seat on the board. I think our list of HOA complaints is 90% compete. The meeting should be informative and interesting.

I'll be voting for Daffy Duck, Mickey Mouse, Vince Young, Archie and Jughead.
I'm really more concerned with making them defend this insanely stupid budget they put out and also to ask them where my hike and bike trails, soccer field, baseball field and community oversight are.

I am coming to the meeting, look forward to meeting everyone there. I will be the shy one on the corner.
But why didn't the people running at least try to get out and introduce themselves? I have no idea who any of them are! I just want someone who is more proactive and stands up the the complacent people who are there now.
Is anyone who is running a member of this forum? That way we can at least read about their stance on the serious issues facing our neighborhood.

I can't be there either... can't have any direct communications with Lennar (per our attorney). So,until the Board gets handed over to the residents I cannot be involved... please let us know how it was when y'all get back, ok?

I have the "financials" from last year and they are quite outlandish,,I have copies if you want one. I think we should abolsih the hoa. You heard it from Susan, who was representing the hoa, she said that the city has many ordinances ex:trash can being left out, over grown weeds, cars parked where they aren't suppose to be ect. and she stated that the city can enforce these codes faster and better with fines and the fact that they are in our neighborhood once a week and the hoa is only in our neighborhood once a month. Can someone please tell me what the point of the hoa is and why we can't just use the city's own ordinances to deal with complaints about a junk vehicle or over grown lawns. Just my thoughts on this.

 My trip to the HOA meeting
First of all, there were only about 30 people who attended the meeting, reduce this number by ¼ to included spouses or multiple members of one household.
The meeting opened and we got the blah, blah, blah about how the HOA is established.
A Hutto police officer came to talk about issues in the neighborhood including the gang turf that is called our local park. I live on the other side of the neighborhood and so I had no idea about how bad it is over there. Evidently, there have been arrests for minor in possession and marijuana possession. Thank goodness my son is not allowed to travel that far! There were also a lot of complaints about kids playing in the street.
Code enforcement was there also to talk about trash cans, junk cars and blocking the sidewalks. I did not know that they can sight you for blocking the sidewalk. If you get a ticket for your trash can it is because you have received three warnings previously. Ect ect ect.
Now the meeting gets interesting, Lennar guy (I am bad with names.) stood up to talk about the board and elections. Lennar still has 330 votes and so the 20 some odd people who were there and eligible to vote could not really effect change on the board.
But Lennar passed out applications for residents to apply to be on the board. I have one if anyone is interested and I will make some copies. These applications will be due by November 15 and the board will select the most qualified to transition the board completely to residents by the end of November. This is really a double edged sword.
Because Lennar has had the majority vote, they could change covenants as deemed necessary. Once the board is handed over to residents, these cannot be changed unless 75% of eligible homeowners approve. The board does have some leeway to add amendments.
This is problematic. I live in the 100 block of Flinn, no one on my block attended the meeting. I also know several other people throughout the neighborhood and none of them attended either. If the majority of the neighborhood is not going to take an interest, it is going to be difficult to improve our situation. ( I do not mean people who could not attend because of litigation.) It is more the people who were dumb enough to enter into a sub prime mortgage and the ayer of irresponsibility that comes with it. The people feeling what’s the use if Lennar controls the vote. The people that own rental property.
I am onboard if anyone wants to get and speak with people about the HOA, how it is about to change, what it is for and the importance of voting. I am guessing it cannot even be disbanded without the votes.
Financials were not as outlandish as implied here in the forum and this paperwork was handed out at the meeting also, if anyone would like a copy.
I did not get to stay for the Q & A session bc my kiddo was home alone. I left at 8:00. I would love to hear about the issues discussed.
