7-21-08 Taylor, TX Our problems have been on going for almost two and a half years. And we are not looking forward to moving out for a third time for massive repairs. Our first move we were out for 21 days and the second was for 52 days and the sad thing is, our home looks worse than it did before we started the repairs. We had to cancel our 2007 holidays with our children and family because of Lennar. Our Thanksgiving was spent in a Hotel and finally were allowed to move back in 3 days before Christmas. The stress it has created for our family is more than I can deal with. I'm not sure if the 3 heart attacks and heart surgery I had were the direct result of Lennars crap and stress, but I can assure you they surely contributed to it. I am going to share this letter with everyone who is still having problems with their home.
And, thank you for sharing this wonderful information with me.
Susan Miller
Unhappy Lennar Home Owner
(Admin Note: This individual is having the same repairs that Hutto Parke is going through from what appears to be expansive soil issues. In Hutto Parke the soil was misrepresented on the HUD 92541 form to secure and FHA loan for many, many residents. Hutto Parke is a neighborhood about 10 mile west of Taylor that you can view HERE!)
Fredericksburg, VA Virginia Heritage - This place is going down hill very fast and will probably never be completed. Most homes were built with little or no insulation in the attics, lawns are crab grass and weeds, we haven't been able to get an audit on our budget for almost three years even though our state code states we should have one by the end of the fourth month after the fiscal year ends. Getting any kind of repair done by Lennar is a joke. In my experience if they can't fix it with spit and glue and maybe some duct tape they keep putting you off in the hopes that you will give up. When they do manage to hire a good customer service rep that wants to do right by the homeowner he doesn't last long because Lennar won't allow him to do the job correctly. Once they learn he is honest and really wants to help he is fired. Our common areas are a mess and are either not finished or the storm drainage ponds do not drain and weeds are so overgrown in them they look like a swampy jungle. We have a “security gate” which is nothing more then a pretty gate, it doesn't secure anything. We were told when we bought that it was going to be a manned gate but then again we were told a lot of things that never happened. When our Board of Directors were questioned about advertising this as being a gated community we were told “Well you have a gate don't you?” Of course the BOD is Lennar and their management company. We are paying for an activities director which we haven't had in over a year. We are paying for a club house where half the facilities don't work on any given day. We have been without a property manager for about 2 months and we don't know when a new one will be hired. This is a 55+ community but we are treated like we are in day care with a lot of petty rules with petty people to enforce them and it seems they change without notice. Our restrictions and covenants are a joke and geared only to help Lennar. I am not a stranger to restrictions and covenants but I missed the part where they have 100 votes per lot to our one. Since this development is to have 759 homes when completed that means they just need to keep eight lots to maintain control. Others I have read and reviewed have always turned the control of the HOA over to the homeowners when 75% of the homes were sold or after 5 years, whichever came first. Ours gives Lennar the right to extend the five year limit an additional 5 years if they annex in more land at the end of the first 5 years and since all land is not annexed in at the start of building they are sure to do that as they are nearing the three year mark and are only about one third built. Then again, as long as they have those eight lots they will maintain control over all decisions to the end of development no matter what. They expect homeowners to receive notice of meetings via email and not US mail, or to pick up a schedule at the clubhouse. I believe it should be up to the management company to notify every homeowner of each and every meeting by mail as they may have an email address for most people but they have no way of knowing if someones computer is working or not. They have given people the option of providing a street address to receive notice but that should be done without a special request. I could go on and on for pages but realize by space is limited. Let's just say I have lived here for two years and have yet meet anyone who is happy. To see our inspection report Click Here! This file is big so please allow some time to download. Glendale AZ homeowner I live in arizona and I am battling with lennar. They are refusing to honor a contract / Warranty and my home is setteling wrong. This house is under 10 year warranty from the soil expansion law suite. They supposedly anchored the home in and redid the boarder areas of the homes .Then they gave us new warranties stating that the home would be free from window and door and concrete problems. They are now refusing to honor the contract. I never did get to see the court paperwork untill I read the one you sent me. I didnt know most of that stuff about the homes. Lennar made the soil expansion sound like it was fixed and over. I have had some pretty big cracks in my home repaired and now I am having a window problem and a problem with the vent in my attic above that window. I sent them a certified letter today . I dont expect a response back of course.
Katy TX. Hi my name is Yazni. I also purchased a home from Lennar in the Katy area and I am so unhappy. I am having so many problems also and have only lived there less than a year. Please Help??? I am very displeased with Lennar. I have so many cracks, nails, repairs, unfinished tiles, and a bad odor in my master bath. I am looking for legal council now. You should see how they damaged my laundry room and never came back to repair the damages. No one even returns my calls at the Lennar Corp office. Its so sad.
Senior Citizens, Fredericksburg VA. (Virginia Heritage at Lee's Parke) Overall we were mislead and lied to regarding ammenities, landscaping and HOA fees. There are empty and barren common areas which were supposed to be lavishly landscaped and maintained. We were told by ALL sales personnel that those areas were to be small "Park Like" areas for the homeowners enjoyment. But what we have is dirt, rocks and plastic netting. Many homeowners are having serious construction issues with their homes. Not just with Lennar homes, but with the other builders as well. The homes are poorly constructed, heating and A/C inoperable, leaks, and the list goes on. The promised Club House was not built. Instead a much smaller and poorly equipped Club House was built (by Lennar). Yet they still advertise the larger, more lavish Club House in current advertisements for this community. In just over a year, the BOARD (Lennar) has increased the HOA fees with nothing to show for the increase. I could go on and on. But frankly I am simply exhausted from the constant fighting with Lennar to make things right in this community. Now it appears that Lennar, as well as the other builders, are preparing to bail out. This community is not completed. At best, it is probably 1/3 complete. It's a mess. The only way to get a real sense of the situation here is to come see for yourselves. Many people here are angry and upset. They have invested their hard earned dollars into what was supposed to be their retirment home. But now their retirement years are being spent fighting with Lennar.
Lennar home owner Georgetown TX.: My wife and I purchased a Nuhome by Lannar Nov 28, 06...I have looked at your site in great detail and for a second I thought that some of those pictures were of our house...I live in the Meadows of Georgetown right of Hwy 29 and I130tollway... there are home here that are in the same situation as whats depicted here on your site... I myself have a baby due in a month in a half and can't afford to get the run around by Lannar... do you have any suggestions or advice?
Lennar home owner Deleware: I thought we were the only ones having trouble with Lennar. Now I see we are not. They did take care of what I think are my nail pop issues but I have not been in my attic to see what is up there. I have heating issues I believe to be from inadequate insulation, but have to hire an energy auditor to give me a list of what is really wrong. I wrote a three page letter to the President of Lennar but received no response. I wish you luck in your endeavor.
Senior Citizens: The couple that sent me this email are 77 and 82 years old. Lennar Homes battled them for seven months. They finally contacted us, and Lennar Homes realized how foolish they were being. But just think about all of the other people that Lennar Homes puts through a living nightmare. By the way, Lennar fought these seniors for seven months over $500! Talk about heartless. Here's the email we received:
I wanted to let you know I just deposited a check from Lennar Homes in the bank. It took some doing . . . 7 months but with lots of help we prevailed. You are part of the solution to my problem. All my letters and phone calls had landed on deaf ears. The letter from my son the lawyer in North Palm Beach was not acknowledged.
The letter I sent with a cc: from you was not acknowledged at first . . . Then I got the phone call and a few days later a check.
If you think you are not doing any good or getting anywhere . . . think again. Perhaps it was the combination of correspondence that finally pushed them to realize I wasn't going away and wasn't going to forget about this problem. Also that alot of other people were hearing about what was going on.
Anyway thanks again for your help . . . Keep up the good work
Nancy and Dick
Email Received from Lennar Homes owner in Diamond Lakes: This Lennar Homes owner sent us a 54 page inspection report littered with defects and building code violations. If you would like a PDF copy of the report, I will email it to you - Mike@DefectiveHomes.org
I thought maybe you would like to see how Lennar had us live for months. Because they did not follow the approved plans from the county, and undersized our A/C's, they had to come in and replace everything. And created more problems then anyone should have to go through in a new home. I have said from the begining their TLC (total lennar care) should read TOTAL LACK OF CARING!!!!!!!
Thanks Mike - (Here's and email we received from a concerned homeowner)Thank you Mike, good to see a local realtor sticking up for the people against these big corporation. Maybe, in the future, you should run for a local county commission seat after you decide to retire. We could use some honesty in office around here. One thing is for sure, next time I need a realtor, I will use you.
Lennar Subcontractor Speaks - "As a tradesman that works on Lennar Projects, they are arrogant SOB's to work for as well. Bunch of punk kids run through managment school who act as though they can do, when its painfully clear (running of the mouth) is they only trade they have."
Heritage Isle, Melbourne, FL - House had a structural defect which caused outside water to enter premises causingwater, moisture to come in under the concrete slab. necessitating an outside contractor to repair.
OurLennarHome.com - A link to a website built by a Lennar Homes owner. Their problems started in 2003!!! Their last post noted they were still waiting for a resolution. That post was in 2006! www.OurLennarHome.com
Wellington - Corona, CA - Many, many defects in our new Lennar home. They are very slow in fixing things if they do at all.
Pebble Creek - Summerville, SC - Check out the problems in the Lennar Homes development in Summerville, South Carolina... tons of gas leakages and other stuff swept under the carpet by their inspector. There was a news story on it and everything.
Isle at Wellington - Wellington, FL - We bought a tradewind model from Lennar Homes in Nov 2004,I just recently tried to refinance it and found that the square footage they represented at time of sale is differrent than the actual square footage of the house. The appraiser said that they figued the living room/dining room square footage like there was a 10 foot ceiling but there is really a 24ft ceiling.
Village of Hidden Lakes - Plugerville, TX - It's been 49 days and I've had to stay home, most of those days because they needed to replace, fix, repair, re-do and paint, etc. I can't take it anymore. I've lost my computer data due to electrical issues, power surges in the house. Getting shocked when plugging in appliances. Finally had TXU come out and they said there was loose wiring in the main unit of the house. Since then no problems. Click Here to See Their Punchlist and Letter to Lennar
Lewisville, TX - I just wanted to thank you for all the valuable information I have read on your site about Lennar Homes. I am considering buying a home and a real estate agent I know personally was telling me how Great Lennar Homes was.......I am a single woman with a family and the last thing I need are the problems and headaches experienced by the people who commented on your site...thank you so much for steering me clear of Lennar....Are there any reputable builders out there? Could you reccommend a few? Thanks again for keeping the public aware!!
Castellina - Corono, CA - Purchased home last year at Retreat at Corona. House had cracks and defects everywhere. We backed out on the purchase and Lennar did not refund $21,000 deposit for upgrades.
Tampa Bay, FL - My in-laws are in the middle to end of an ugly situation with Lennar Homes here in the Tampa Bay area that does not look like they are going to make out very well. For over a year now they have been living in a rental home and paying a mortgage for a house that they cannot physically live in because of the amount and high levels of mold that reside in the home they cannot reside in. The mold came about because of faulty construction throughout the house but from what I can tell, it seems like they are going to get screwed by Lennar Homes and there is just about nothing that they can do about it. It is estimated that it would take about 150k-180k to repair the house and get them back to "ALMOST WHOLE" (which includes the equity line they had to take out and the withdrawals that they have had to take out of their retirement funds to cover the DOUBLE living expenses that they have had for over a year. Their attorney is not telling them (they are scheduled to go to mediation next week) that they will be lucky if they get back half of what they put out in this time frame and that they are probably going to have to pay more out of pocket to get their house in living condition.
How is it possible that there is nothing that can be done to make this company responsible for the crappy work that they paid their contractors to do? Any suggestions? (very concerned son-in-law)
Shale Creek, Rhome, TX - "A lot of small things add up to a BIG pain in the neck."
Carmel Canyon, Las Vegas, NV - How many times does a builder have the Right to repair in the state of Nevada??? My home is in litigation because of faulty HVAC system...they installed units too small on the model 3677 home. I have moved out for 11 weeks, giving them the Nevada state chapter 40.?? Right to repair. Moved back in to discover the NEW system is installed incorrect. I have a lawyer handling the issue (I am trying to help my attorney with as much information as possible). I have become aware that work on the 1st. four homes were done without permits (These 4, plus 22 more) to go in this community, one of four communities in the Las Vegas area, with these homes . The City of Las Vegas Building & Safety have penalized them double fines for each of these first four homes, plus having to do the job over with inspections. Note: These are major repairs, including removing all ductwork, cutting roof trusses, removing AC & Heating units, removing drywall, etc. from the home. LENNAR "It's part of a company-wide philosophy called Z Values. The Z stands for Zero Defects and it's our commitment to you that your new home will be defect-free at the time of closing." This means nothing, and is posted on their website. If you have any information that will help us on this matter, please forward it to me. Thanks
Charleston, SC - We recently purchased a new Lennar home in Charleston SC. I didn't want to close on the home because there were so many items that were wrong; crooked walls, dead sod, not able to open/close windows, poor workmanship in general through the whole house. So far we have received 8 new windows and along with that came the mess and additional damage that the Lennar Homes workers have done, new sod, and now after a two page list from closing, I have an additional new list of problems for Lennar Homes. The problem is, is that they don't seem to get things done in a timely manner. We were given a Customer Care rep to help get things "done". Andy has been wonderful, but he can only do so much.
Now I'm having problems with my heat pump. It has algae growing in the line. We've only had the house for 3 months! The company is coming out tomorrow and I'm sure that they're going to tell me "that's the way it is" and that I need to pour bleach down the pan/lines.
We are so fed up with Lennar Homes, along with a lot of neighbors with the same problems. We heard that there are four home owners in the development that are suing Lennar for the same problems along with their homes not being built to the correct square footage.
My husband had done his research online about Lennar Homes, but didn't realize how bad the company is! JD Powers had rated them high.
Any suggestions on how to get Lennar Homes moving and get them out of our home???!!
Thanks
Laurel Lakes, Sarasota, FL - We tried to fight Lennar Homes but they have a lot of money and power. I believe that they "buy" there way out of situations. Finding a law firm that has not represented them or the developer of our development is very difficult. We had an attorney but for some unknown reason he dropped us. I am assumeing that they offered him business for his firm. I am also convinced that they send their people to school to learn how to tell lies to customers. We lost approximately $400,000 dollars because of there lies. Read More About Laurel Lakes - Click Here
Carriage Club, Lone Tree, CO - Mike, thanks for undertaking this task. I have a former US Home, now part of Lennar Homes, but it seems they were very similar in makeup. My home is 8 years old and the foundation and house are shifting. In colorado we have a very tough clay soil that does heave during rainy times. but many builders have been able to overcome these issues.
Issues are the foundation is shifting as the doors and windows do not open and close as they did - this is not from swelling of the wood etc (I came from a very humid climate to this semi-arid climate), there is a room over the garage and the supports in the garage are cracking, the floor of the garage is now hollow under the concrete, rain now comes into the garage where the overhang of the garage and the exterior wall of the room above meet.
We have a neighbor across the small open space where Lennar/US Homes have spent over $250,000 repairing it. Seems the foundation and the baseplate were onlyattached in a couple of places and the foundation started moving, but did not take the frame of the house. It cost them over $30,000 in legal fees to get Lennar to move on it. Seems Lennar only estimated about $75,000, but as they got into it, it has mushroomed. The price ranges on these houses are in the $500-600k range, which in Colorado is above the medium, so you would expect some quality control in them.
I will let you know how it goes.
Red Hawk Reserve, Sarasota, FL - (Excerpt of letter to Stuart Miller, CEO of Lennar Homes) I was first called and notified that we would have a closing in March, 2006. I pre-inspected the home in March and found many items that were substantially defective. I started sending emails to Sasha Saltzberg (sales person) and Terry Kirshner (your local manager) in March of 2006. I have asked that the items on my punch list be cured before we move in the house because I have an infant (6 weeks old) that has underdeveloped lung disease and heart rhythm problems; thus any construction in his living environment would be catastrophic to his immediate and long-term health. At this juncture, it appears that your company has no interest in the health or well being of my family or the quality of the home that I purchased.
I also learned that the house was recently vandalized, causing several thousand gallons of damaging water into the house. Consequently, I have respectfully requested a “professional mold report”, but have not received one as of this date. I am told that Black mold is deadly to small children and adults and is a huge liability for Lennar Homes. When I called Terry Kirshner about this issue, he not only attenuated my concern, but he accused me actually vandalizing the property! In an effort to corroborate his slanderous accusation, Kirshner said that your company possessed surveillance tapes of the vandalism. Pursuant to adamantly denying any responsibility for the vandalism, I politely requested copies of the tapes, but have not received any as of this date. Therefore, I can only assume that Kirshner’s claims and comments were total fabrications. I have since found out that my house was not the only house in the neighborhood that was vandalized at that time. Read More - Click Here
Stonecreek, Winter Garden, FL - I am in need of any help. I had to move out of my US Home (A Lennar Company) house April 19, 2005 and am still fighting them. House was not built properly and caused terrible odor that caused our 4 year old to get very sick. I am still trying to get back expensed from them. Tried very hard for them to buy it back but that never happened. If you have any help for me, please let me know.
Fort Mill, SC - I bought a Lennar home in Ft Mill, SC and closed on it as of Dec. 31, 2005. In the last few months, the floor has been coming up, and various other problems. What is the right course of action?
My Hillside in backyard is getting worse by the day. It is overgrown and
there are live wires sticking out of the hillside (powerlines no doubt). Someone is supposed to fix this, but no one has mentioned anything to me. The entire subdivision has been cleaned up with the exception of my yard and my neighbor's. What is the hold up on getting my backyard hillside cleaned up and landscaped? Is this in the scheduling process?
Palm Beach County, FL - Hi ,I am currently in litigation with Lennar iHomes n Palm Beach County with regards to construction of our home . There are subfoundation issues that have caused major problems within and outside on the walls of the home. I would like to find out when is your next public meeting with martin county commission. I have spoken to my attorney about you. Please E-mail me your number where we can reach you. I know we will be not only help each other but also help others.
Thank you.
Raintree Village, Yorktree, IL - Lennar Homes can not be trusted on anything that they say or sign. They have basically ruined our dream subdivision and can not even sell the low end homes that they replaced the estate style homes with after they advertised our development as estate style homes and luxury duplexes. Now here come the low end homes along with the crime and townhouses. To make matters worse they have control of our homeowners association and the association now owes them $30,000 in loans and we are only 20% complete. Stay as far away from Lennar as possible. They only deliver grief and headaches at your expense.
Oakhurst, TX - "Basically I was up to my ankles in sewage on the first occasion – due to a lump of wood being left in the sewer pipe during construction. And then a leaky toilet in an upstairs bathroom…My issue is that the clean up work on the second time is way more than the first – when there was far more blackwater… Why didn’t they do the job properly the first time ? Why do I have to argue when it was faulty workmanship that caused my house to be covered in sewage ? That and frustration at never being able to get hold of anyone with the authority to do anything….."

Fountain, CO - I have been researching and trying to find other communications re: US/Lennar Homes. I am having a lot of problems and the answers they are giving me are at best a brush off. I live in Fountain Colorado (next to Colorado Springs)
Here are some of my questions: How could my home have past inspections with items like the dryer not being hooked up, the valley of the front portion of the roof cut as if by a child, front step fell 2 inches in four days (seems they forgot to daylight the roof drain and taped the two piesces of plastic pipe together) garage sinking and at first a rubber stripe put down to stop the rain from coming in, windows in basement slanting toward the right (started after heavy rains), why was I given a sump pump as a welcome gift-told I would never have to use it, but I sure did 8 months after closing on my home. I noted drainage problems (to my yard) 3 weeks after moving in. I know that in Sept 04 when I came out for a home inspection, I had a nice little moat (drainage ditch) around my house. There is a very steep hill with homes above mine and I questioned if they were going to shore it up. Came out in Oct 04 and I had a 4 foot retaining wall 10 feet from my home. Asked about drainage and was told "as long as I follow the drainage plan, there would be no problems. Well, started to get 8 quarts of water in pit-told just run off (noted windows at this time). Asked them to please correct ponding and wetness to back of home. Asked them why my plot plan did not match what I was givin. Why is the retaining wall (that is now buckling) built in front of my drainage ditch? Why is my yard so flat to the right (note: I paid over 6,000.00 to have higher elevation due to my home being a stucco-so wheres the elevation?) Why do all the other homes built by different builders have washes except those built by US home prior to selling to Lennar (Lennar Homes also provides these. Why could no one tell me that we are built over a major water shed area (not in soils report)-can see one of the receiving tanks from my front porch.
Things don't match, I have checked with the City of Fountain and Pikes Peak Regional builders to see if the retaining wall is noted-there is no recorde. How could I be signed off for my drainage/approvement flood plain certificate Dec 04 and it not show that it is blocking my drainage? Does Lennar Homes not have to go by the Federally-Mandated Stormwater Quality Best Management Practices for Construction and New Development Activities? I have had two engineers look at the house and both cite poor drainage/slope. Plus, seems that put one of my support beams in wrong. I think that with the pony wall, and some of the support beams starting to angle to the right that just maybe my home is too. Also, the water is coming from the wall that is also part of my garage. It is not coming from the drainage pipes under the basement.
I'm now taking 20 gallons of water out of sump pit a day (no leaks from water or sewage). Despite my pleas for help and requests to fix the problems-all I'm getting is "Your sump pump works fine"!! Note: I closed on my home Dec 22, 04. I'm not sure but a blog site also mentioned (not in newspapers) the the Director of Pikes Peak Regional Building Inspections was "suddenly fired" no reason given. This occured in Apr 06-I wonder if there may be a connection with that and some of the problems in this development. I have talked to a lawyer here, but he feels that I would do better if a group of us goes together. The other people I know have heating problems and other things. The City of Fountain has told Lennar to fix the drainage and slope items (they were blown off last Aug 05), but are currently trying to set up a meeting (if they would ever return their calls) between myself and Lennar. I have also contacted the commissioners from El Paso County (still pending a reply regarding how he might help). I don't know if you can help me, but maybe some of my problems and research might help others. Do you know of a lawyer that might be able to assist me in my area?
Tom P - Port Charlotte, FL - Thanks Mike - (Another email of support) Good for you Mike and it's about time somebody did this.
Charlotte, NC - I recently purchased a Lennar home in October 2005 just outside of Charlotte, NC. We have had an enormous amount of trouble in getting the simplest items repaired under the warranty. We did not hire an inspector as we were thinking, as many consumers do, well, its a large homebuilder with a good reputation. But, after dealing with them for over 6 months now, we have not been very impressed. There are too many imperfections that are easily visible for everything behind the walls to be right.
Recently we (18 Lennar homeowners) sent a letter on behalf of all of us complaining about the warranty workmanship and timeliness. Many of us still have issues and are not completely satisfied with the builder. I would love to speak with you regarding your inspection process and complaint system before my 1 year warranty is over. Can we talk sometime?
Southern California – I bought a home from Lennar at the end of October 2005. Since then it has been a living hell. Multiple water leaks and months to repair because they are too busy building other homes next door. They used green lumber that results in severely bowed walls, ceilings, doorways. So bad they moved me out for 2 weeks (me, wife, and 3 little girls-- oh yea 3800 in food and lodging that I had to front) they could try and fix it. When they opened the walls up to try and square things up they realized the entire house was sub standard work with studs that were split, twisted, bashed, splintered, uneven, moldy, and even broken in truss areas. They rushed to cover things back up as fast as possible, lied to my face about the repair to the framework. They have damaged my front yard concrete work, damaged my wood floors, terrible job even on the 2nd and 3rd attempts to correct. Now their answer is to move me out again, and again, until things are ok with me. Nearly 8 months later and I have yet to enjoy a finished product. Windows don't close right, my garage door literally crunched like a beer can under it's own operation, I have cracks in the foundation, stucco cracks like spider webs, etc. I am sending the photos I have, they are not much but surely capture the "un-workman like" fashion that these corner cutters produced. (Received from Lennar Homeowner)
Florida (Estero) Bella Terra - My wife and I have not had a very good experience with Lennar Homes as well. Too many problems to list here. Mainly the amount of little problems with our home and the amount of time it has taken to get them resolved. For a company that spews its motto incessantly,"Quality, Value, Integrity", I am unimpressed with many of the employees I have worked with. I still have two major items I expect Lennar Homes to deal with and just a few minor items to be resolved inside my home.
It seems like a very unorganized organization, and people don't seem to really know the specific scope of their duties. Being a small business owner I can honestly say that if I treated my customers the way they have treated me I would not be in business today.
That's all for now... (Posted on http://bella-terra.blogspot.com/2006/06/open-forum.html)
Florida (Estero) Bella Terra - Hello there, I am a home owner of a Lennar Homes product, we closed in March of this year. I believe you have already heard from one of my neighbors.
We have had numerous issues with Lennar Homes from the beginning. I was not happy with the product we got and just thought the worksmanship overall was bad. For the sake of keeping this brief, and not wasting your time, I will spare you the details of all of our problems. We do have current and unresolved issues with them. Not to mention the fact that the service from our salesperson was awful, and my first walkthrough was a joke. The place was not ready and I spent almost four hours here. That was unacceptable.
I am writing to you to see if you would recomend a course of action for us. After reading about problems in your area with home inspections and things not being up to code I became very concerned about our home. If they use a private inspector they may cut corners. Judging from the way our place was when they wanted me to close I am concerning that we are in a home that has many issues we could not know about.
Do you think we should start by hiring a home inspector to check for things being up to code? Or should we contact a county agency? If so, which one? Do home inspectors check to see if things meet FBC? Then go from there as far a finding a consumer rights law firm.
Anyhow, it makes sense to me to have a home inspector come first, that seems like a good starting point. Do you agree?
One example of a existing problem we have that my become a huge problem: The heavy Florida rains have started here recently and last weekend after a couple of hours of heavy rain the water in our backyard pooled up to our back porch. We talked to Lennar about this in the beginning because the sprinklers would run at night and in the morning there would be standing water. This is not normal even though they down played it. They drug their feet then and took a wait and see what happens in the summer attitude. Now that it is clearly a problem they are dragging their feet again and being vague as to how they will resolve the problem.
Sorry to be long winded.
Hope to hear from you. (Received from Lennar Homeowner)
San Antonio, TX - We moved from a KB home that we enjoyed for 11 years to a Lennar home with numerous defects found in less than a year.
Florida (Stuart) Martin's Crossing - . . . The home I am contracted for with Lennar Homes received a CO from you (Martin County). That would indicate the home is free of defects and the home meets applicable building codes. Not so in Martin County. The home is filthy with defects and code violations. Is your building inspector being paid by Lennar or the County? Is there something going on that the public needs to know about? I don’t understand how a home gets a CO when the inspection report comes back with 30 pages of defects and code violations. Not once, but twice. . . . (An Email to the County Commissioners - For the Full Email - Click Here)
Florida (Stuart) Martin's Crossing - My experience with Lennar has been horrendous from the very beginning. . . . Lennar Homes has really sold me, and many others, a lousy product. I think they should be made accountable. What kind of company is this? (This one is too long to include here, but for the full review - Click Here)
Florida (Stuart) - Martin’s Crossing - We have inspected three Lennar built homes in Martin's Crossing. The inspection reports include a variety of defects and building code violations. Lennar has been less than cooperative in attending to these issues. We responded by contacting the County Commissioners in Martin County. The Building Official and the County Commissioners are investigating the issues. We will have an update as soon as they release their findings. The inspection reports we received on these Lennar homes were quite detailed, revealing issues with roofs, stucco, potential mold issues, electrical wiring, air conditioning, plumbing, appliances, windows, etc.
Roofs - On one home, even though Lennar Homes insisted the roof was built to code and defect free, Lennar ripped the roof off an replaced it. It is still defective!
Electric - On another home, voltage drops far exceeded the 5% level that is specified in the National Electric Code. A search through the Internet reveals that readings above 5% can be a fire hazard.
Mold - On yet another home, the stucco was too thin and the home was not sealed to prevent moisture and pest intrustion. Water behind the stucco will eventually lead to mold problems. (Our Review of Inspection Report - Home Owner Released from Contract)
Heritage Hunt, Gainesville, VA - I live in a Lennar Home that has defective stone on it. Mr. Miller the President of Lennar Homes called me last night, and is refusing to replace all of about 4 to 6 bricks that are rusting, and have never had a sealant put on them. I am going to take every route I can possibly take in order to get this corrected. I appealed to Lennar first before persuing other avenues, because I thought that was the right thing to do. It has become painfully obvious to me after attempting to get this problem fixed over the last two months that Lennar does not care about their customers, and talking to Mr. Miller last night only confirmed it. I originally thought Lennar Homes was the type of company that would correct a situation like that, and be decent about it. Please add me to your list of Lennar homeowners that are very unhappy that Lennar Homes will not correct the original shoddy work that was done on their home.
Florida (Port St. Lucie) - Newport Isles - We have inspected one home in Newport Isles. The inspection report was very similar to the problems we found in Martin's Crossing. And similarly, Lennar Homes has not been cooperative on making repairs. (Our Review of Inspection Report - Home Owner Still Trying to Resolve Issues with Lennar)
Florida (Stuart) - Whitemarsh Reserve - Lennar Homes misrepresented this development and was forced to offer to return all 125 deposits they had taken on more than $40,000,000 worth of sales. Lennar Homes lied about what was being built next to Whitemarsh. Lennar Homes lied about where they were building a "meandering boardwalk." Lennar Homes failed to disclose a major bridge planned next to the property. Lennar Homes lied about a public park being built right next to the property. Lennar Homes was forced to offer everyone a return of their deposits. (Posted by Mike Morgan, a Buyer at Whitemarsh and a Broker that sold 30 homes at Whitemarsh)
