This is a look into a neighborhood within our county with similar if not better soil conditions than Hutto. With location in mind it would be logical to believe that more bedrock is in this area referencing the topological map from the government we obtained. With this in mind we have to wonder why such intense preparations are followed before building in this neighborhood. This neighborhood has a very nice golf course and with our soil conditions rolling a golf ball towards a hole on Hutto land is almost a humorous thought without intense soil preparation. Our wide deap cracks would cause a golf ball to have a mind of its own if putting on a green. With this in mind I have to wonder why there is more preparations for this development and golf course than our very own houses and the base upon which they are built. Problems are wide spread and it is obvious to many of us that something is seriously wrong.
Keep in mind it looks like the same post tension slab design is used in both neighborhoods. Why would one neighborhood with expansive soil need such intense soil preparation and not another? I think that is a question only Lennar will be able to answer.
Durring my visit in Terra Vista I spoke to a supervisor that informed me that in one of the slabs they were building for the apartment complex they were putting in, the crews had to dig down 14 feet and fill it back in at 8 inches at a time while following an intense protocol in between. He also told me after this methodical process the top 2-4 feet was also a special compaction aggrigate that the geo techs called for. How can Lennar just scrape the vegitation in Hutto and build while other expansive soil locations have to endure a rigorous conditioning before building?
