This page is dedicated to the documents Lennar Corporation has been passing around our community. In due time this page will show how inconsistant our builder has been with each and everyone of us.
Here are just a few of the most recent letters that Lennar has sent out to our community. Let me say that every letter listed below is to a client of Cantey Hanger and Lennar has been notified of the our status and also, that they are not to contact us directly but to use Cantey Hanger as a medium. So why does Lennar refuse to follow the ethical foundation of communication laid down by attorneys for years? You would expect this knowledge to be considered a general rule of thumb especially when being the number 2 home builder in the U.S. but as we have seen time and time again, Lennar does what Lennar wants.
After several months of individual residents inquiring about all the repairs and questioning Lennar representatives about the details of the repairs taking place in our neighborhood, many responses reported back to me were that they stated they were "not at Liberty to say". When Lennar representatives were asked by homeowners while having their repairs done on their homes if they were notifying other residents of potential problems many replied "no we are not". After we started notifying ALL residents with flyers and signs at mail boxes about what could potentially be wrong with their homes Lennar decides to put a letter on each and every door in the neighborhood. Well...with the exception of a few homes, one including mine. Not only that but they addressed certain homeowners that may be trying to communicate with other residents. Why is a corporate giant taking these steps in their business ethics? Thats a good question.

I have heard of many different dollar amounts from people of our neighborhood ranging from $2000 for reimbursement for letting Lennar repair your home to over $30,000. Why the difference? I am not sure but they offer different people different amounts. Greg Barber and Russ offered us $15 a day for food for my entire family and $100 a day for a motel and thats it. Why were we offered less then whats listed below? What about the depreciation of the value of my home once these repairs are made? What about real compensation!!?? Here is a couple of offers that were turned over to me. You can see that things are not consistant between our experience and theirs. They will only offer you what I believe they THINK you will take. Dont be a part of this game. Get legal council.

Lodging and Food:
While the work is being done you have two options for where you can stay.
1. We have an account at the Wingate Hotel at 79 and 35 that will bill us directly and you won't have to pay anything up front.
2. You stay somewhere other than the Wingate. We will give you $100 per day. It doesn't matter where you stay and we don't need any receipts.
In addition to this we will be giving you $15 per day per person for meals no matter where you stay.
I hope this answers all of your question and if not feel free to call or e-mail me with any others. I will try and call you on Monday to see when you would like me to drop off a copy of the engineering letter.
Thanks,
Russ

Now why is it the offers have gone from $100 a day for motel and $15 a day for food to the below listed offers of $150 a day and $40 per person for food and then some?
Recently I have been notified that this lien waver has been appearing on the back of the compensation checks. I would seriously recomend that you have an attorney look at this check before endorsing.
If Lennar's chronies tell you that they do not pay for inspections then you tell them to contact Galen Whisnand because they will pay for your home inspection to a 3rd party inspector. Be sure they pay you and then you pay your inspector to be sure there is not any conflict of interest. They will offer to use their inspectors but in my opinion I would not do it. They will also offer to send payment directly to your inspector of choice. If this avenue is taken then basically your personal inspector is working for Lennar because that is who paid him/her. Pay your inspector directly to be sure he is working for you so he can concentrate on your best interest as the customer. Here is my letter agreeing to pay for my inspection.
After you have your home inspected by your very own inspector, Lennar will want to follow up to verify and diagnose what repairs will be needed. I personally see this as damage control. In my opinion and from what I have heard from many other residents they will try and minimize every aspect of your inspection and also repairs. Although I have not had them come out and do this yet because I do not want this to participate in this frustrating and stressfull process, you can bet that I will have everything documented and get second and third opinions by very well known sources.
