6-6-2008 I just finished reading your article online about the problems within the huttoparke subdivision. I myself live in the huttoparke subdivision and have been having many issues with my house as well. I was wondering if you know anything about alawsuit that might be going on with the homeowners in this area.

thank you,
jason

4-22-2008 I just recently purchased a home on Phillips St. My wife and I love our home but have noticed a few cracks on our walls and driveway. The cracks run about 4 ft in height but not large enough to even mention in width. Who do I contact about these repairs? Also, two of my three bedrooms get either really hot or cold depending in the weather outside. I am starting to think that they were not insulated properly. Has anyone complained about this issue? Please feel free to contact me. Admin note: This was a previously repaired home and the problems have resurfaced.

Hi, my name is Hector and I live in Huttoparke. Last year in April, we had Lennar do the nail pop repairs in our house. We were out of our home for 3 weeks. The repairs seemed to have fixed the problem, but today, 3/20/08, my wife and I just noticed a nail pop in the same spot that the original problem was noticed. We have not seen any other nail pops, but if the history repeats itself, I know more nail pops will show up. I am contacting you because I have visited your site and read all these stories, and I was wondering what you would suggest.

Oh My Goodness, It's only getting worse here. As of yesterday, Lennar is NO Longer making repairs as they have in the past. They 'say' they are no longer fixing the nailing pattern and will only patch and retexture current nail pops. Although they do want to Retexture our entire upstairs because of 'poor texturing' the first time. We have cracks in our walls which they are now saying is poor texture. They also want to texture with our personal belonging in place and assure me that they Don't make messes!!! I'm LIVID. I'm Outraged. And I'm sick of dealing with them. They are dishonest, disrespectful and sneaky!!

Hi my name is Yazni. I also purchased a home from them in the Katy area and I am so unhappy. I am having so many problems also and have only lived there less than a year. Please Help??? I am very displeased with Lennar, Im rather pissed off. I have so many cracks, nails, repairs, unfinished tiles, and a bad odor in my master bath. I am looking for legal council now. You should see how they damaged my laundry room and never came back to repair the damages. No one even returns my calls at the Lennar Corp office. Its so sad.

I thought we were the only ones having trouble with Lennar. Now I see we are not. They did take care of what I think are my nail pop issues but I have not been in my attic to see what is up there. I have heating issues I believe to be from inadequate insulation, but have to hire an energy auditor to give me a list of what is really wrong. I wrote a three page letter to the President of Lennar but received no response. I wish you luck in your endeavor.

Good for you people. We used to work for Lennar and we must say they lie and deceive EVERYONE. They know they had homes in SC and TX that were not built up to code but went ahead anyway, they wanted the profits, thought they wouldn't get caught. They deserve all that is coming to them. We quit because Lennar just does not do what is right in our opinion.

I've been reading through your website at searchhutto.com. I hadn't heard of this problem with Lennar Homes. How old are the homes in HuttoParke, and when did these problems start happening? Did homeowners start noticing them immediately after they moved in, or much later? I'm just a concerned homeowner. This whole dispute came to my attention because it appears that Lennar is trying to spread the blame around (big surprise, right) to its subcontractors. One such subcontractor is one of the companies who did the drywall work. I guess Lennar is trying to say that the "real" problem is that the drywall work wasn't done right; obviously, they're trying to ignore the problems resulting from expansive clay soils. Do all of the homes in Hutto Parke have problems like this? A majority? When were the first homes in the community built? I'm not taking sides on this dispute...I'm just trying to figure out what happened and when.

Thanks

Hello TWIMC,
I have a question regarding some of the stuff that has been said. I recently had my home seen by a lennar person due to the defects on my house. In talking with him he stated that we needed to be in the house in order to get our house fixed since it was out of warranty but they are willing to fix it. I just want to know if this is being done across the board or an isolated issue or depending on the damage that is on the home??? has there been any complaints on that???

To whom it may concern: In 2006, my husband and I signed settlement papers on our home that was built in a Lennar community. Lennar, is the primary developer, owner of the project. However, in addition to Lennar Homes, 2 other builders, at the time, were invited to build in this community as well. BUT Lennar still holds the "power" so-to-speak. Lennar sits on the Board of the HOA. They own this community. The community name is: XXXXXXXXXXXXX. Overall we were mislead and lied to regarding ammenities, landscaping and HOA fees. There are empty and barren common areas which were supposed to be lavishly landscaped and maintained. We were told by ALL sales personnel that those areas were to be small "Park Like" areas for the homeowners enjoyment. But what we have is dirt, rocks and plastic netting. Many homeowners are having serious construction issues with their homes. Not just with Lennar homes, but with the other builders as well. The homes are poorly constructed, heating and A/C inoperable, leaks, and the list goes on. The promised Club House was not built. Instead a much smaller and poorly equipped Club House was built (by Lennar). Yet they still advertise the larger, more lavish Club House in current advertisements for this community. In just over a year, the BOARD (Lennar) has increased the HOA fees with nothing to show for the increase. I could go on and on. But frankly I am simply exhausted from the constant fighting with Lennar to make things right in this community. Now it appears that Lennar, as well as the other builders, are preparing to bail out. This community is not completed. At best, it is probably 1/3 complete. It's a mess. The only way to get a real sense of the situation here is to come see for yourselves. Many people here are angry and upset. They have invested their hard earned dollars into what was supposed to be a home. But now they are just fighting with Lennar. I live in arizona and I am battling with lennar. They are refusing to honor a contract / Warranty and my home is setteling wrong. This house is under 10 year warranty from the soil expansion law suite. They supposedly anchored the home in and redid the boarder areas of the homes .Then they gave us new warranties stating that the home would be free from window and door and concrete problems. They are now refusing to honor the contract. I never did get to see the court paperwork untill I read the one you sent me. I didnt know most of that stuff about the homes. Lennar made the soil expansion sound like it was fixed and over. I have had some pretty big cracks in my home repaired and now I am having a window problem and a problem with the vent in my attic above that window. I sent them a certified letter today . I dont expect a response back of course.

Thanks!

I live in Legends of Hutto. We had someone out to inspect our drywall. We were told that it was hung incorrectly. I am looking for a contact at Lennar to address a letter to. Our project manager states he will “fix” the problem but has come up with an acceptable solution. All my other neighbors have had to move out and have the drywall rehung. They are basically suggesting that they come in a “patch up” the damaged drywall. This is not an acceptable solution for my husband and I. Can you provide me the name of the person who I can email at Lennar?

Thank you.

In Sep 07, I had an inspection conducted of my home by Lennar contractors. The inspection consisted mainly of my foundation and attic area. I was informed today, (after waiting over six weeks for a response from Lennar and sending email requesting status) that we will have to move out of our home for 14-18 days so repairs can be completed. I have not been impressed with the repairs they have completed up to this point and I seriously doubt that the future repairs will be completed to our satisfaction. I am trying to get as much information from Huttoparke homeowners who have gone through this ordeal so we know what to expect/and what actions we can take. I am also looking for a reliable company that can conduct a thorough inspection of our home. Any information/assistance you can provide will be greatly appreciated.

Hello
I recently found your site, and thought maybe I could get a better grasp of what is going on. I live on Sylvan. I called Lennar a few weeks ago to fix some nail holes that were getting much worse. Brian Wilson came to look at the house and survey the "lennar damages" Well they want to tear the sheet rock and ceiling out and start all over. Here's the really big issue that I see everyone is dealing with. At the start he said that we have to move out for about 2 weeks, now it turned into almost a month. I have 3 dogs that I am not willing to put in a boarding facility. Next week we should have our offer, so they say. My main concern is how similiar everyones problems are in Hutto Parke. I am a first time home buyer so this is really new to me. I know you all are going through this as well, can you offer a little advice? Any ideas on where we can live or rent temporarily? Thanks for your help. I hate to ask, but I'm really at a loss here. Thanks

Hello, My name is XXXXXXXX and I currently live in the Lennar/NuHome Mallard Park subdivision in Taylor. I am writing in hopes to receive more information and some possible guidance. Currently my home is experiencing multiple nail pop issues due to the floating trusses.?. Lennar has agreed to send an inspector out to may house to determine the problems if any. They have not told me for sure yet but the Lennar Rep I spoke to on the phone said most likely they will need to move us completely out of our home for 2 weeks or more to do the needed repairs. My concerns are how serious is this problem? The Rep stated to me that the house is fine and it originally passed inspection and that Lennar just wants to do what is right for their customers. I think this is great if that is true, but they are talking about paying for all the repairs and the move out and everything. Why would they do this if everything is really okay? Will I be allowing them to fix a problem that will come back to haunt me years later? This just makes me wonder if I would be better off selling my house. Is Lennar buying homes back? I am just really concerned and don't want to make the wrong choices for my family. We are first time home-owners and I never expected to face these kind of issues with a new home. So once again any guidance or suggestions you could provide would be greatly appreciated.

I have a home in Round Rock at Chandler Creek built by LYER HOMES (LENNAR HOMES) as well... Have you received any or heard of any complaints from Round Rock as yet? I have a lot of the same things.. I have ceiling beams that can be seen thru the drywall, drywall nails popping out, cracks in the drywall, mold growing thru the front porch, I have inside doors that wont shut right. Outside doors that wont shut. I have windows sticking, Tile cracking and bumps and waves in the floors. That is just off the top of my head.. now I remember when I was going thru my walk thru .. We were very rushed thru and the agent told me I was being to picky that some of these are normal.. I think not..

Thanks

Hello Mathew XXXXX here.

I live in the crossing at onion creek in south east Austin. I paid 171k for my home and I have all the same problems. I have nail holes all over and my shower has flooded my walls TWICE and now I have a mold issue. I am aware that people in my neighborhood were lied to about deceptive problems and I have threatened to sue. I have a lawyer that wants to take my case. What are you all seeking here. I may just as well join with you and get my neighbors involved. I was sent and email by a neighbor in my neighborhood who saw the report.

Please feel free to contact me. I have a voice that I want heard!

I worked for Lennar Homes. I was employed with them from October of 2000 to July of 2003. I spent the better part of that time in Hutto. First in Hutto Estates then The Legends of Hutto. And worked with Dan McDowell as the inspector for that time. He was training some heavyset guy to become the inspector but dont know what came of it. In my opinion Dan is very crooked. He is only concerened with himself. I've read many articles about him saying this and that but he needs to take some of the blame here. Its not all Lennar. I mean how does a home get a C of O without insulation in the attic. That is the inspctors duty to make sure it is there befor he passes the final inspection..

What exactly is the "Logic of Lennar" in Hutto Parke?
