This is a summary of the inspection report as the full inspection report and company requested to not be revealed on this website and remain private.

This is a letter I wrote for Lennar but never mailed it. Excuse some of the venting as I am truely frustrated with the situation I have been put in by Lennar Corporation.

Lennar Homes,

I am informing you of all my defects in my home. I do have foundation movement due to the soil. The foundation is 0.4”.per IRC is 0.5" sloping. I was led to believe that the inspector Lennar had come to my house was a licensed inspector. I had requested his seal to be put on the inspection report. I was told it would be. There was a seal but it wasn’t his seal. I found out he was an EIT. He informed me that I didn’t have any foundation/ settling problems and that the cracks were due to wood expanding and contracting Why was I misinformed? I do appreciate Lennar fixing the window pain after all this time. I noticed that the window pain has no caulking. I was told by a Lennar worker in the past that this couldn’t be done. I do appreciate the ditch being repaired due to water standing twice. This too was told by a previous Lennar worker that the water had to stand 2 days. I called him and he never came to look at it after the first repair.

My air-conditioner vent in the hallway is hard to close now due to movement. The blind fixtures are turning inward; I have a bubble in the master bathroom. This was not put on my inspection report. I have a crack in the veneer above the front window. Why? This wasn’t put in my inspection report by neither inspectors. The brick ties are showing. The metal above the front window is showing through at the veneer. I have lines forming in the ceiling. I have cracks between the ceiling and the wall. I have a couple of boards that look like they are rotting due to the water.

Yes I have nail pops and splits in my hardy plank around the house. The hardy plank needs repainted. My back post has nail pops coming out of it. My back door isn’t square, and is unleveled. I have water spots on the window frame inside the house. The lentil is not the correct size is why I am having cracks in the brick above the garage. Weather strip is missing at head of overhead garage door. The metal drip edge flashing needs to be secure. Exposed nail heads at roof ridge areas and roof vent jacks are not sealed. I do have a few nail pops in one of my rooms.

Brick head wall flashing is missing and soffit is open to the weather. Kitchen range tip-over bracket is not secure. I now have cracks in every room, the closet and the garage included. Cracks around the windows frames in the sheetrock and the door that opens into the attic is pulling away. A crack is running down to the back door in the garage. I have cracks in the cement in the garage. Your repair people are careless. They don’t speak English so I can’t communicate with them. They had got specks of paint on my antique curio cabinet. This curior was passed down to me. They also had a speck of paint on the floor and the drywall stuff on a dining room chair. I know you are aware of all my problems.

I know I will continue to have cracks unless the foundation is fixed correctly. This must seem unimportant to you but to me it is very important. I invested my money into a home that I thought would last. I know this is costly and has to be done correctly. My foundation was in code when the last inspector came but due to the soil being very expansive clay, the foundation will continue to move. The drywall keeps coming off the metal corners of my house. Why? Not put on thick enough? The weather strip is loose on the back door. I was never told who the developer was that tested the soil. Not to be expansive soil and it is. Oh my fireplace. The damper would not open last winter. I found screws in the fireplace that came from somewhere? The driveway has cracks in it.
